Seekonk Planning Board Approves Bakers Corner CVS

Patch reported live during the Oct. 11 Seekonk Planning Board meeting, when members approved a Bakers Corner CVS site plan, discussed potential for development at Luthers Corner and discussed the status of the proposed Walmart Supercenter.

8:00 p.m. - Meeting is adjourned.

7:50 p.m. - Walmart engineers submitted revised today. It's anticipated the town's consultant will look at the schemas. Then Walmart representatives will come back before the Seekonk Planning Board in the future.

Master Plan Update

7:48 p.m. - The to discuss the town's transportation and economic development is scheduled for Nov. 1. "It's where the goals of these three sections will be shaped using public comment."

Open Meeting Seminar

7:46 p.m. - An open meeting seminar will be held at the Wednesday. A member from each board or committee is required.

Luthers Corner 

7:38 p.m. - Members are discussing Luthers Corner developments. Town Planner John Hansen would like to develop a study to assess the area regarding potential parking options; developers might be interested to see what the area has to offer. 

Proposed Bakers Corner CVS Site Plan

7:34 p.m. - Board of Selectmen member Francis Cavaco said engineers must make sure all work is prepared to make sure utilities are installed before work starts. Members said engineers are in communication with the Department of Public Works superintendent. 

7:32 p.m. - Chairman Neal Abelson made a motion to approve the site plan. Member Phoebe Dunn said the site is in an environmentally sensitive area. "I would hope the developers would remember that and be sensitive to the existing landscape," noting efforts have been made to clean up the nearby Ten Mile River. 

7:31 p.m. - Water and electric connections will be aligned before the pedestrian walkways will be constructed, said engineers.

7:23 p.m. - Planning board member Phoebe Dunn said abutters are concerned they can't walk on the roads without being "run down." "Have you thought about constructing a crosswalk?" she asked. Representatives say crosswalks cannot be closed due to state law and they will make walking paths clear. 

7:17 p.m. - Representatives say the site would not increase stormwater runoff; road construction would improve the flow of traffic. The area is a "high accident" intersection, according to state records. To decrease the rear-end accident count, double left-hand turns will be constructed if the site plan is approved.

7:04 p.m. - Meeting begins. Bohler Engineering representatives are presenting a 12,000-square-foot CVS site plan that would be located in a separate building near the existing Newman Avenue A CVS is already connected to the the grocery chain's building. If the proposal is approved, the exiting pharmacy would be shut down and made available for another retail space. Retail pharmacies tend to be 15,000 square feet, according to representatives.
